Permanent Financing Anderson Commercial is an expert at locating the best long-term financing for your property. We work with life insurance companies, banks, conduit lenders, investment banks and large national mortgage companies to find the most attractive financing for your specific situation and property. We offer both adjustable-rate and fixed-rate loans, with rates fixed for up to 30 years. One of our most popular non-traditional options is our no-income-verification loan. This loan does not require tax returns, W-2's or any verification of borrower income whatsoever. And our no-income-verification loans can be done with as little as 25% down.
Construction Loans Construction loans are typically short-term loans used to finance land acquisition and/or building costs. Anderson Commercial offers construction financing for all property types. Depending on project size and loan amount, we utilize both local and national lenders to finance amounts from $1 million up to $100 million. We are consistently able to arrange financing terms that result in a substantial rate and fee savings for our clients. SBA Loans One of the best options for individuals interested in acquiring real estate for their business is the SBA 504 loan program. This program provides growing businesses with long-term, fixed-rate financing for major fixed assets, such as land and buildings. Typically, a 504 loan can be done with a minimum of 10% down from the small business owner. We work closely with you on all of the required SBA forms, financial projections, business plan, etc., so that you have the greatest likelihood of loan approval. And the good news is that our services are at no cost to you - our fee is paid by the SBA lender.
Private Money Loans Anderson Commercial has working relationships with private lenders across the country who specialize in Private Money Loans. This type of loan is used when a quick closing is desired and when conventional underwriting documentation is not available. The loan approval decision is based almost entirely on the lender's evaluation of the property's value. While Interest rates and fees are somewhat higher, the advantage is that very little documentation is required and loans can be closed within a few weeks. This type of financing is the perfect solution when timing is critical and conventional financing is not an option.
