Comparative Financial Analysis

When the number of properties has been narrowed, the next step is to analyze the financial characteristics of the remaining properties. This analysis includes:

  • Prepare a comparative market analysis to determine market value based on the sales comparison approach.
  • Compare the cap rate of each of the prospective properties to each other, and also to similar properties in the market area.
  • Analyze the estimated Before-Tax and After-Tax cash flows.
  • Determine the projected Internal Rate of Return for each of the properties.
  • Calculate the Net Present Value
  • Compare the properties using the Capital Accumulation Method
  • Analyze the properties based on determining the Cash on Cash Return

Comparative Geographic Analysis

A demographic profile of the area surrounding each of the properties is prepared. This report includes data regarding the following:

  • Both historical population and projected population growth
  • Median age
  • Per capita income
  • Median household income
  • Median household net worth
  • Number of renters versus homeowners
  • Comprehensive Trend Report

This data can be very important depending on property and/or business type.
